If you are thinking of selling your home, you probably want to get top dollar for it. Here are some of the things you can do if you are selling your home and want to get the highest offers from potential buyers:

Pricing it right

The wrong price is detrimental to the sale of your home. Your selling price can scare away prospect buyers or it can attract them. When pricing your house, make sure the price is appropriate for the neighborhood and it’s not too low or too high. If the price is too low, buyers might get suspicious and shy away from it thinking it has a problem.

Minor renovations

Before you sell, consider doing minor renovations at minimal costs that add value to the house.  Keep in mind that some renovations don’t pay for themselves, but if you are smart about it, renovations make the house look better and add value to the house.

Increase the wattage of your bulbs, change the lampshades, open up the drapes and clean the windows to maximize the amount of light entering the house. Try to make the house bright.  A bright home looks like a happy home that people would like to live in.

Empty the closets

Storage is one of the things potential buyers look at when inspecting a house. Consider emptying out some of the closets and storing the goods elsewhere as the buyers prefer a clean look.

Declutter your home

Now is a good time to release some of the things you have been collecting that you really don’t need.  You might consider giving some of your items away, throwing them out, selling them or putting them in storage.
